Verified ReviewerRefusal to Cover A Claim
We pay $107/mo for our home warranty which I found out today is a total money grab. This company has no intention of ever paying out a dime for claims.
The gas company red-tagged our furnace for high carbon monoxide emissions and an independent HVAC company wrote us a 2nd opinion saying the heat exchanger is cracked, the furnace is inoperable and needs to be replaced (its was installed in 2003). And the manufacturers warranty has expired. The original tech Choice sent came to my door without identification (no identifying truck or van) with all but a screwdriver and a flashlight was in our basement for less than 10minutes and left saying he didnt have the right tools. After all this, the Choice case manager says the claim is denied because it is an exhaust issue.
The furnace is maintained and cleaned each year and their tech that came out didnt check the exhaust so they are simply taking their easy way out and saying its the exhaust and dumping the problem back in our lap. Why do we pay for a home warranty when it is bogus?
This company is a money suck and will make you jump through hoops and then deny your claim and leave you high and dry. I will be contacting the NJ Division of Consumer Affairs and filing a fraud complaint and also reaching out to ADP Total Source to remove this fraudulent company from their LifeMart website.

Untimely service
Currently have two claims. The first was a plumbing issue.
The first service tech was rude and unprofessional. He did nothing but over talk me and ending up swearing at me. I called to complain and was given another tech. The plumbing issue was finally solve but it took over a month.
The second issue is with my spa and I'm been waiting for a tech to make a service call for over 3 weeks. Not sure where they get these so called tech's but you going to wait a long time.
Updates are terrible. If you really have a issue like an AC problem or hot water tank be prepared for a long long wait.

I am NOT a pissed customer!!! All I want to do is update my new card info for my monthly bill!!!
However there is no way to get to a LIVE person to do that!!! And your automated system SUCKS!!!
There is NO option to update payment info, something most businesses value highly to survive!!! I expect a call from you people in the A.M.![]()

No I would never use another home warranty company
I started out with this company in 2021 never had any issues during this time frame which I'd purchased a (4) year policy. However, prior to my policy expiring I was called and paid for another 4 years.
Less than a month after I renewed I filed a claim because my downstairs a.c unit went out. I called in the claim and after sending out a contractor who didn't know what he was doing he diagnosed my system and said I needed a new compressor.
After the work being approved Choice Home Warranty then sent out a outdated 410a system which he installed and blew out the compressor on it which I never found out unit I had to have another company to come out and had to purchase a whole new system. Now I can't get compensated for their terrible services along with the contractors they provide for service work.

No show appointment service provider
My steam oven door did not hold up during cooking. The glass cracked and the door warped.
Likely a mfgr defect, now out of warranty. Choice said this was not normal wear and tear and would not cover the appliance or the replacement of the door, as this is not considered “normal”.
As a consumer, what is not normal about simply cooking in your oven? Very misleading.
Answer your phones when a customer calls for service. The service provider you assigned to my claim cannot make an appointment for at least two weeks, because their car is broken down. They said to call you, but NO Answer, NO Service

Verified ReviewerAbsolutely frustrated with lack of response and reasonable reimbursement
I am sorry this warranty company is a scam. I have a $1000 appliance that stopped working.
It took three weeks for a service person, handpicked by CHW, show up. I tried to get CHW to find another service person multiple times, but they would not change the appointment. The service person showed up and determined two parts were needed. It took three weeks for the parts to come in.
Then, it took another two weeks for the service person to return and put in the parts. Yup, that did not fix the appliance. One week later, CHW notified us that they would not fix the appliance, but would cut us a check to buy a new one. Well, they gave us under $350.
I contacted the manufacturer, and asked them for a quotation for replacement of like kind. That would be $1,250 retail. I have read the policy many times, and it does not guarantee replacement cost. Instead, they offer "their cost" for an appliance with similar specs.
$350 is all! I asked them to please tell me where they could buy a similar appliance for that amount. They could not give me an answer. I tried to push this up the chain, but there is no leadership chain.
Just dead ends. There is no way to negotiate or justify for a different amount. They said we could decline the settlement, which means just not take the check, and they would close the claim.
Oh, they also will not pay for delivery or installation of a replacement appliance. That is in the policy.
I would absolutely avoid CHW.
We have tried twice to get them to pay for broken appliances, and both times we received less than 25% of the cost of getting and installing a new one of like kind.
We used to have American Home Shield.
While they were also a bit tight with the reimbursements, they were significantly more reasonable. AHS was also significantly better at getting a prompt service visit and response.

I had submitted a claim for a leaking hose bib. The actual detail on the claim was:

Outside faucet leaking profusely from the handle
The claim was denied on the grounds that hose bibs located on the exterior of the homes foundation are not covered. While I understand that exclusion, I am left having paid the $65 service fee because the claim was initially accepted.
My claim clearly identified the issue as an exterior faucet (hose bib), so it should have been flagged and denied before a service call was dispatchedavoiding the unnecessary expense on my part.
Ive had positive experiences with Choice Warranty in the past, which makes this outcome especially disappointing.
Given the circumstances, I believe a refund of the $65.00 is warranted and would go a long way toward preserving my confidence and continued trust in Choice Warranty.

phone waiting time to get through and the call back in queue is very poor when a customer calls it should be their call to wait or be called back.
there was no resolution resolved it will still be reviewed for up to 7 days. any thing so small should be a 1 call yes or no. so disappointed with customer service.

Awful company
Ive been trying to cancel my policy and I havent been able to reach anyone. When you do speak to someone they transfer you back to where you started. Its as if its set up for you not to be able to cancel your policy.
This company is a thief.

I have been without air conditioning since May 18, 2025. Their Sears technician told us he was going to get a part and left and never came back.
That afternoon I got a denial on my claim by email stating the service valve was bad and it has released all of my Freon and was not a covered repair. I called another repair company and the repairman came out and said the computer board in the ac was bad. The first repairman from Sears stated he checked the Freon. You cannot check the Freon without the fan running.
The second repair man showed me a voltage meter that showed zero volts going to the fan because the computer board was bad. I filed an appeal with Choice home warranty and waited another 5 days to get an appointment to talk to the appeals department. Erik Garcia from the appeals department listened to what I told him and admitted he had received the invoice with the diagnosis from the second repairman. Mr.
Garcia assured me they were probably going to cover it he repair, but he had to submit the information and would call me back by lunch time the next day. That would have been Tuesday. I received no call. Today, Thursday, I called back and was transferred to 3 wrong departments and was finally connected to a supervisor who informed me the claim had been denied again because the Sears technician who did not fix the issue, did not provide me with the diagnosis he determined and did not offer an estimate to fix the problem, who lied and said he was going to get a part and would be right back.
How do you take a picture of Freon? How do you know if the service valve was good or bad if you cant test the the system to see if the Freon was gone! I asked these questions and was he was professional. Choice Home Warrantys definition of a professional is way different than my definition.
Professionals do not lie, the come and fix issues or at least attempt to give you an estimate of what it would take to get the issue fixed. Then the topper is that Choice Home Warranty KNEW they were not going to fix my system on Tuesday. Now it is 5 PM on Thursday and I have to find some one else to fix it so it will most likely be Monday at least before I can get someone out again to look at it! The air went out on May 18, the Sears technician came out on May 28, they denied the claim that day, then I appealed and waited until June 2 to talk to the about my appeal, which they denied on June 3, and I spent 50 minutes on the phone and talked to 3 incorrect departments before I got a supervisor who stated she could help me.
After waiting for 20 more minutes for her to talk to someone, she came back and said they denied it again either June 2 or June 3 and nobody thought to call me. Based on the lying Sears repairmans statement and picture of who know what service valve. He showed me no pictures, he gave us no information, we are just supposed to take his word that the picture he did not feel was necessary to submit the day he was at our house was indeed a picture taken at my house. voice Home Warranty is either crooked or incompetent.
When I asked for a refund of my money, I paid for in cash on 5/24/2023 and was good through 11/24/2026, I was told I had zero cash value left on the policy because they had paid out on a claim despite me being told by the sales man it would be pro related and refunded. DO NOT TRUST THESE JACKALS! They will take you money, Denise your claims, and then give you the run around hoping you will just get tired of contacting them and go away. I will go away!
But I will not go away quietly. !

Verified ReviewerResolved: They deny coverage even when they can’t find a technician and then you have to find someone who doesn’t work with Choice and pay out of pocket for the repair.
I had an AC not working for a week during 90 degree weather. Choice ordered a technician who said he could come in a week.
waiting for him he calls the same minute to cancel saying he doesnt fix air conditioners in condos. I researched a technician with the manufacturer who said he could come the next day. He didnt work with Choice and I told them that I would pay in full and they could reimburse me minus the service fee. They said fine.
I told them he wouldnt wait for any permission to do the work.
He came and fixed the AC that needed a new relay switch and didnt have time to wait for an approval from Choice before he had to leave for another job. He filled out the form and uploaded photos even showing the changed part and left.
Choice denied the claim because he didnt wait for an approval.
So I did all the work of getting the right expert and they denied the claim.

I have been a Realtor for 27 years and have worked with my share of home warranty companies I was referred to Choice by a colleague. I called them because my thankless water heater wasn't working.
They plumbers they sent out were not qualified. Didn't know a thing about tankless water heaters and concluded that it needed to be serviced ( flushed) for an exorbitant amount. Contacting Choice is a maze of denials and confusion. I finally called an expert in tankless water heaters .
I told him what they said and he flushed the water heater . He still didn't work. He opened it up and found what was wrong in 2 minutes. He indicated that the previous warranty plumber missed something obvious.
Of course I am getting a run around by Choice.
